Once your home is ready to sell, the goal is to get it in front of as many buyers as possible. The best marketed homes have beautiful photos and compelling listing descriptions that draw in potential buyers.

The most important thing to keep in mind while showing your home is flexibility. Keep a daily to-do list so you are ready to leave at a moment’s notice.

You may receive multiple offers if your home is priced competitively. Be prepared to negotiate. It can sometimes take a couple of counter-offers before an agreement is made.

An offer becomes binding when the buyer and seller agree to the terms. You will still need a home inspection, title search, and a survey of the property. The buyer needs to have an inspection within 24 hours of the closing on the house.

This is a great time to get started packing. Make sure to keep current on insurances. Also be prepared as delays can happen.

During the closing, the deed is delivered to the buyer, the title is transferred, financing documents and title insurance policies are exchanged, and the agreed-on costs are paid.

appraisal

An inspection is a professional examination of the property's condition. Your agent can recommend a qualified home inspector for you.

MLS

The Multiple Listing Service (MLS) is a database for real estate brokers who plan to sell houses. If you are a seller, the MLS will help you sell your house faster because it is open to more people and they can see what other houses look like in that area.

closing cost

The fees that are paid at the end of the purchase by either the buyer, seller or both. These include taxes, insurance and lender expenses.

A 1% EMD Earnest Money Deposit Is Due With In 72 Hrs. Of An Accepted Offer


Fees that are due at time of service, before closing :


$400-850 - General Home inspection (recommended but optional)


$150 Usually less - WDO Inspection report (Only due with certain lenders/Loans Like VA) + Reinspection if issue ​is found and fixed -Usually under $100 for Reinspection.


$ 120 +/- -4 Point inspection (usually required for insurance) + Re-inspection if issue is found and fixed -Usually ​under $100 for Reinspection.
